Feeling Overwhelmed Buying A New Home? Here is what to expect from a Cardinal Home Inspection.

Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories:

1. Major defects. An example of this would be a structural failure.
2. Things that lead to major defects. A small roof-flashing leak, for example.
3. Things that may hinder your ability to finance, legally occupy, or insure the home.
4. Safety hazards, such as an exposed, live buss bar at the electric panel.

Anything in these categories should be addressed. Often a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Don't kill your deal over things that don't matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.

THE REPORT
Cardinal Home Inspections uses the Homegauge reporting software. This is the most comprehensive home inspection reporting available today.

WHAT IS INSPECTED?
We inspect and report any observed deficiencies of the home's heating system, central air conditioning system (temperature permitting), plumbing and electrical systems, solid fuel burning appliances (fireplace, wood stove) , roof, attic, insulation, crawlspace, interiors ceilings, floors, windows and doors; the foundation, structure, exterior grading and drainage. Exterior walls, eaves and soffits.  We also offer additional services such as mold, radon, lead, and water testing upon request.

REPORT AVAILABILITY
Your report will be available within 24 hours of the inspection. We will provide you online access to your report for you to view, print, or forward a copy at any time, for your convenience.

WHEN IS THE INSPECTION?
We strive to inspect your property within 48 hours of your call to our office; most inspections take 2-3 hours to complete.

WHO SHOULD ATTEND?
We advise our clients to attend the inspection. When you attend, you can ask questions and voice any concerns you may have about the property to the inspector. Your Realtor may want to attend, and is always welcome.
