You have options


  • You can negotiate with the seller that they have repairs made.  Typically by contractors that they choose and you have your inspector re-inspect the property to verify the repairs have been made.
  • You can re-negotiate the sales price of the home and have the repairs made by contractors  that you choose.  In this instance you will need a repair estimate that provides a you with a cost break down of the repairs in your home inspection report.
  • Or you can walk away from the purchase.  Make sure your purchase agreement contains a inspection contingency (also called a “due diligence contingency”) gives the buyer the right to have the home inspected within a specified time period, such as five to seven days. It protects the buyer, who can cancel the contract or negotiate repairs based on the findings of a your home inspector.
